Shanthaa Realty

These Terms & Conditions govern your engagement with Shanthaa Realty (“we”, “our”, “us”) in relation to our real estate services. By accessing our services, making enquiries, or entering into any transaction through Shanthaa Realty, you agree to be bound by the terms stated below.

1. Nature of Services

Shanthaa Realty provides real estate consultancy and facilitation services including property marketing, buying, selling, rental assistance, site visit coordination, and documentation support.

We act as an intermediary between property owners, buyers, tenants, and developers unless otherwise agreed in writing.

2. No Ownership Representation

Unless explicitly stated, Shanthaa Realty does not own the properties listed or marketed. Property details are provided by owners or authorized representatives.

3. Property Information Disclaimer

While we strive to ensure accuracy, Shanthaa Realty does not guarantee the completeness, reliability, or accuracy of property details such as price, size, approvals, legal status, or availability.

Clients are advised to independently verify all documents and property information before entering into any transaction.

4. Client Responsibilities
  • Provide accurate and complete information during enquiries and transactions
  • Conduct independent due diligence before finalizing any property deal
  • Comply with applicable legal and regulatory requirements
  • Pay agreed service charges or commissions in a timely manner
5. Service Charges & Commission

Service charges, brokerage, or commission fees (if applicable) will be communicated prior to transaction confirmation.

Once a transaction is successfully facilitated, agreed commissions are payable and may be non-refundable unless otherwise agreed in writing.

6. Limitation of Liability

Shanthaa Realty shall not be held liable for:

  • Disputes arising between buyers, sellers, tenants, or property owners
  • Legal or title-related issues concerning properties
  • Financial loss resulting from property transactions
  • Delays caused by third parties, authorities, or clients

All property transactions are undertaken at the sole discretion and responsibility of the parties involved.

7. Confidentiality

All information shared with Shanthaa Realty during business dealings will be treated confidentially, except where disclosure is required by law or necessary to complete the transaction.

8. Intellectual Property

All marketing materials, property photographs, descriptions, branding elements, and business content created by Shanthaa Realty remain our intellectual property and may not be copied, reproduced, or used without written permission.

9. Communication Consent

By engaging with Shanthaa Realty, you consent to receive communication via phone, SMS, email, WhatsApp, or other official channels for business and service-related purposes.

10. Termination of Engagement

Shanthaa Realty reserves the right to discontinue services or engagement in cases of:

  • Misrepresentation of facts
  • Non-payment of agreed fees
  • Unlawful or unethical conduct
11. Changes to Terms

Shanthaa Realty reserves the right to modify these Terms & Conditions at any time. Updated terms shall apply to all ongoing and future engagements.

12. Governing Law

These Terms & Conditions shall be governed by and interpreted in accordance with the laws of India. Any disputes shall fall under the jurisdiction of the appropriate courts in Tamil Nadu.
